The project site is an irregularly-shaped property consisting of one parcel (APN 0246-151-56) of approximately 1.9 gross acres located on the north side of Merrill Avenue approximately 295 feet west of Alder Avenue and having an approximate frontage of 177 feet on Merrill Avenue and an approximate depth of 290 feet.
